• 30-min introductory Zoom Call with Agent and TC Guaranteed
• Coordinate sign install, photographer, stager, and trades, on request.
• Prepare a full listing agreement and disclosure package including all of the required C.A.R. and broker forms (if applicable) and ​deliver electronically.
• Upon mutually accepted agreement we will ​obtain an escrow number and instructions, including HOA required documents, commission instructions, NHD, and  preliminary title reports.
• A real estate professionals transaction coordinator will review the purchase agreement, counter offers, and amendments/addenda to ensure all items are fully executed with ​proper date, initials, signatures, and ​broker information is completed.
• Coordinate completed seller disclosure packet to buyer's agent. Will use C.A.R.'s Disclosure Sheet or Brokerage Specific List.
• Order home warranty plan (if applicable) and coordinate pest/termite inspection
• Notify agent  of deadlines per the executed agreement.
• Send copies of termite and any other outstanding reports to buyer’s agent and ​escrow.
• Upload all disclosures, documents, and reports into broker transaction portal (if applicable) and submit for compliance review prior to close of escrow (COE). 
• Maintain consistent communication with all ​parties throughout the transaction
• Update MLS statuses, on request

• Communicate with Agent, Escrow, Lender, and other Transaction Coordinator.
• Notify agent of deadlines per the executed agreement.
• Receive and process transaction related documents electronically.
• Deliver required forms to all parties involved.
• A real estate professionals transaction coordinator will review your file to ensure all required documents have been properly executed
• Full file audit weekly with email update to agent and all parties (as necessary). 
• Upload and submit files for brokerage review in brokers preferred TMS
• Order Home Inspection and  Home Warranty (on request). 
• Closed files are delivered to the agent and client via electronic delivery at COE.

• Obtain Lease/Rental Packet; including required disclosures
• Order necessary trades and inspections

By working with TC Guaranteed you agree to the following responsibilities and terms and conditions. TC Guaranteed and its owners do not offer legal, tax, or real estate advice. Although we are licensed to practice real estate in California; we are not parties to any transaction and are not soliciting any broker/agent - client relationship. We are only serving as transaction coordinators. As the Agent for the transaction it is your responsibility to ensure your brokerage and California DRE requirements and fulfilled. We will assist  you in being compliant with your brokerage based off the instructions provided by you solely as our agreement is with you. You agree to provide the following:

• Provide any and all contract related documents and contact information for your file
• Negotiate the terms, requests, addendum and/or amendments (if applicable) 
• Scheduling and attending all inspections
• Notifying us of of any changes that affect the contract or our services.

 If your brokerage requires your file to be uploaded to a TMS, you will provide all needed log-in information and access to the system. 

Indemnification and Hold Harmless: The Agent, and their Affiliates, hereby agrees to indemnify and hold TC Guaranteed, its officers, directors, employees, independent contractors and shareholders, harmless from any and all liabilities, damages, business interruptions, delays, losses, claims, judgments or any kind whatsoever, including, all costs, attorneys’ fees, and expenses incidental thereto, which may be suffered by, or charge to TC Guaranteed related to the business activities of the Agent and their Affiliates.
